Preliminary Cost Estimate
Many prospective clients have a need to test the market to get a rough idea of what to expect for the cost of their future facility. We can meet that need by providing early pricing based on partial plans or schematic designs or simply based on a general conversation of what the client envisions in a building.
Site Evaluation
If you are looking for a piece of property or already have a few options in mind, we can conduct site surveys to determine if the site will adequately serve your needs. Factors to consider would be the required acreage for your building, parking areas, or other site improvements, access and proximity of utilities, topographical analysis to determine the amount of earthwork required for your facility, etc. The direct costs of such work will greatly affect the final cost of construction and should be considered prior to purchasing any property.
Construction Team Recommendations
We can assist in the compilation of your overall construction team. From choosing your architect and engineers to determining what closing attorney would serve your real estate needs, we can provide insights to help build the best team for your project. How well the construction team works with each other can go a long way to determining the final outcome of your facility.
Constructability and Materials Evaluation
As your design phase begins, we can evaluate the details of the design and make recommendations that might make the construction of each building system more efficient. We can also evaluate the materials chosen for your building to provide direction toward or away from particular materials that might drive costs out of the budget. In both instances, we will help you achieve the desired result in the most cost effective manner.
Value Engineering
If there is a discrepancy between the initial design and your budget, we can make recommendations for alternate construction methods or assist in reducing the scope of the project in the most logical way so that the final design matches more appropriately with your budgetary constraints.
Preliminary Scheduling
The preliminary schedule works in a similar manner to the preliminary cost estimate in that it can help to highlight areas of concern before the design is completed or before the project is underway. Sometimes incorporating a certain material or product can greatly affect the timeline for construction so much that an alternate product should be considered.
Bidding
We can oversee the bidding process for all of the building systems and help you evaluate each bid as compared to the project design as well as to the other comparable bids received. We can do this through a construction management role and evaluate proposals from other general contractors. Or if selected as your general contractor, we can evaluate the proposals of the subs and suppliers to ensure that you are fully informed as to the effect each building system will have on your budget.
