Be Honest

One huge step to building trust is honesty.  This might seem obvious, but it is surprising how seldom it is actually put into practice on a jobsite.  If you develop a reputation of honesty with your subcontractors, the result will be that they will do their utmost to satisfy your demands on every project.

Be Fair

On every construction site, you will have subs you have worked with for years as well as some that you may not know as well.  The key in this situation is to treat all of the companies equally.  Avoid favoratism and ensure you have the same set of rules and guidelines for every subcontractor.  If the new subcontractors can tell you are giving all the breaks to those companies you have worked with for years, then they could lose their motivation because they feel like they won’t ever measure up.  But if they see you practicing the same policies with the “old guard” as well as the rookies, then they feel like they have a chance to succeed on an equal playing field with everyone else.

Pay Promptly

Many general contractors fail to put enough emphasis on this area!  They will do many things on the project site to foster trust, but then the office staff ends up dragging their feet when it comes to paying the bills.  Unfortunately, if you fail to make payments in a timely manner, it can oftentimes cancel out most of the good will established in the field.  Conversely, if prompt payments becomes a standard practice at your company, it can heal a multitude of wounds encured on the construction site!

Taking just a few proactive steps with your subcontractors can make all the difference in the world.  When a trustworthy relationship exists, the chance of completing the project successfully is greatly increased.  So set a high priority on building trust with your subcontractors to reep significant benefits for your company on and off the jobsite.
